THE ACT Planning and Land Authority (ACTPLA) has approved the development of a supermarket complex on the site of the old Giralang shopping centre.
The approval includes the construction of a new supermarket, retail commercial outlets, a loading dock and undercover and surface car parking.
The approval is subject to conditions including a variation to the Crown lease limiting the supermarket floor area to 1670 square metres.
The Local Centres Development Code in the Territory Plan requires that all proposals in a local centre must have regard to any significant adverse economic impact on other commercially viable local centres.
Access Economics undertook an independent review of the economic impact assessment submitted as part of the application and concluded that the broader market is large enough to accommodate an additional supermarket of the size proposed for Giralang.
Access Economics also found that existing operators in the area will lose sales as a result of the new development but that current operators and the new development have the potential to all trade successfully.
